Residential Code requirement for egress window

Egress_Code_bedroom_window

The building code (R310) requires an emergency escape (Window) at specific locations in a home.   These locations include basements, habitable attics and all bedrooms.  Windows must not only be large enough for occupants to escape, but also large enough for rescue personnel with gear to enter the home in case of an emergency.

The overall net opening area of the window must be 5.7 square feet.  Note: this dimension is for the opening portion of a window and not the total size of a window.  The minimum height of an opening must be at least 24 inches, while the minimum width of an opening must be at least 20 inches.
